The plot in question has a square shape with a side of 58 meters. The arrangement is structured by Busquets’ own plan, which avoids creating an elevated front on the north-south orientation, which is oriented towards the sea, and concentrates the highest building on the east-west. The result is a mosaic between the volumes located on the east and west, with seven floors, and those on the north and south, with only two. Taking into account the prevailing winds and sunlight, this organization is very intelligent while allowing a typological and formal variety not inconsiderable.
It has been following the logic derived from the urban plan as well as the desire to establish a dialogue with the way of building in Palma de Mallorca, which have inspired this solution that otherwise seeks its greatest attraction in simplicity. Volumetric clarity, avoiding façade elements that only create a false commercial richness; the use of simple materials such as the simple and common heavily textured rendering very common on the island; and the use of traditional elements that ensure good shading and ventilation, are the only resources used in a proposal whose concern has been that scarce resources are spent more on the quality of the construction elements than on their abundance.
The central space occupies an outstanding value in the conception of the complex. All the accesses to the dwellings are made through it and there are no others from the exterior perimeter. In the same space are also located the parking rises. This small interior plaza is accessed from a single point located on the south façade. It is therefore a living and playing space, well lit, which ensures an adequate and rich transition between the more public and the more private.
